Description

The Terra residential development in Sainte-Anne-de-Bellevue will be developed on one of the few remaining large parcels of residential land available on the West Island. The Terra residential project will offer 125 modern urban townhouses, with several different models available.

-The lessee will have to fill out a Trustii application
form and pass a credit and reference verification. The
results will have to be to the satisfaction of the lessor.

-The lessee will have to provide an employment letter.

-The LESSEE will pay the rent to the LESSOR by Interact
e-transfer on the first of every month.

-The lessee will have to provide a copy of a tenant
insurance policy for his liability prior to moving in.

-The LESSEE may not transfer or otherwise assign the lease
without the prior written consent of the LESSOR.

-AIR-BNB and/or other form of short-term rentals are
prohibited.

-The LESSEE will have to provide a letter from Hydro Quebec
confirming that the account has been transferred to the
LESSEE prior to moving in.

-The LESSEE shall be responsible for the costs arising from
lost keys, key fobs and/or the garage door opener.

-Upon entering into the lease the LESSEE agrees to give a
deposit of one month which will be returned after a
satisfactory walk through by the LESSOR at the end of the
lease.

-Leasehold improvements of any kind are prohibited without
prior written consent of the LESSOR.

-It is agreed by the LESSEE that the premises must remain
in the same condition as when the LESSEE took possession.

-A thorough cleaning shall be carried out by the LESSEE at
the end of the lease.

-Three months prior to the end of the lease, the LESSEE
shall notify the LESSOR of his/her intention to renew or
not the lease.

-If the LESSEE choses not to renew the lease, the LESSEE
shall honor all requests for visits by all potential new
tenants or buyers, for which 24 hours notice shall be
granted.

-No smoking allowed.

Exclusions : Tenants belongings. Appliances can be negotiated. Utilities and internet.
